1. Payment & Booking

Full Payment Required

Full payment must be completed before the check-in date.

2. Identification

A valid ID card is required to finalize your booking.

3. Caution Fee

A refundable caution fee applies and will be returned within minutes to 2 hours after check-out, once the post-tenancy inspection confirms the property is in good condition.

4. Security & Safety

Personal Belongings

Please keep your belongings safe and attended at all times. TNB Homes is not responsible for any lost or misplaced items.

Security Measures

We prioritize guest safety and security with 24-hour security service and code-generated by our guest for the main door.

5. Occupancy Rules

Occupancy Limit

Any increase in the number of persons beyond those stated at the time of booking is not permitted without prior consent of TNB Homes Management. A Party Rate applies where applicable.

Sub-leasing Prohibited

The apartment must not be used for sublease or partially rented out for commercial or residential use without prior written approval from TNB Homes Management.

6. Guest Responsibility

Guests shall take good care of all furniture, equipment, and kitchen utensils in the accommodation for the duration of the lease. The tenant will assume responsibility for any damage caused to contents in the accommodation or in public areas, and will pay the entire cost of such damages.

7. TNB Homes Refund Policy

Cancellation and Refund Policy

• Cancellation 7 days or more before check-in: 70% refund
• Cancellation 3–6 days before check-in: 50% refund
• Cancellation less than 72 hours before check-in: No refund
• Same-day cancellation or no-show: No refund

Reschedule Booking

Guests may request to reschedule their booking once, subject to apartment availability and management approval.

Security Deposit

Any caution fee paid separately will be refunded after inspection, provided no damages or missing items are found.

Booking Cancellation by Management

Management reserves the right to cancel or decline any booking due to violation of house rules, misconduct, or unforeseen circumstances. Refunds in such cases will be reviewed accordingly.

Caution Fee Refund Policy

Refunds may take 1 or 2 business days to process, depending on the payment method used.

Non-refundable Booking Policy

All bookings at TNB Homes Service Apartment for paid days are non-refundable for the reserved dates. In such cases, kindly contact management directly. We will work with you to provide alternatives such as credit points towards your next stay or transfer of booking to another person. Thank you for your understanding.
